There are generally two service types on sites.

1. The utility or network companies’ cables and pipes leading up to the property to the meters.

2. The private cables and pipes after the meters/intake positions heading into the property. As a rule of thumb, the utility or network companies’ cables and pipes can only be altered or amended by them.

The private cables and pipes can be isolated, altered, proven, purged and diverted by a competent experienced and qualified contractor i.e. Beere Group.

Isolations comprise full isolation of services back to the incoming distribution network operators intake positions. These should be conducted prior to disconnections taking place.

As part of our isolation service, we carry out a “sweep and clear” where we systematically check all areas verifying the isolations being carried out. With these systems reduced we have a clear global picture of all services within the site footprint.

By carrying out the works in this manner we gain a full understanding of the supplies present on site and can make recommendations in respect to the number of disconnections required.

The isolation of the internal systems of the buildings prior to disconnection will mean that strip out and enabling works can be carried out whilst waiting for the disconnections, which can take months to complete.

Disconnections are provided by the local Distribution Network Operators (DNO), whether this is electric, gas, water or telecoms. The relevant network operator will carry out their disconnections external to the site footprint and provide a disconnection or site clear certificate.

The disconnection or site clear certificate will always state that the disconnection is a single point disconnection. There is always a possibility that cables and other apparatus may still be present and “LIVE”. It is the responsibility of the customer to verify that there are no additional supplies entering the property and we ensure that this is facilitated.

In many cases where a utility provider has disconnected a site, they will not guarantee that it is fully clear of live services but only at that single point of supply. There have been instances where live supplies have been found on sites that have been deemed as disconnected by the utility networks.

Given the age and vast quantity of infrastructure in the UK, utility drawings cannot always be fully relied upon.

It is essential therefore that you conduct your own verification to ensure that there are no additional or rogue supplies within the property. This is where we can provide reassurance and certification through our isolation process.

The Approved Code of Practice (ACOP) within the demolition industry recommends that all services are isolated/disconnected prior to works commencing. However, should a network service intake be located during demolition, we do offer live services protection methods that enable buildings to be made safe while awaiting network disconnections.
