Costs to resolve service issues can be significant. It is not unheard of for charges to be in the region of hundreds of thousands of pounds.
Some examples we’ve come across:
- Network and private services running through contaminated areas such as tunnels.
- 25 substations on a private network which hasn’t been tested or inspected for 10 years.
- Without realising, buying a site where an electrical switch room for the main hospital was located in the middle of the site. Cost for the hire of 6 generators plus fuel and servicing for 2 years, whilst the new electrical services and substations were installed, is a heady consideration for any land buyer.
- Buying a site with questionable isolation documents, or on trust that all services have been removed years ago.
